1. About Tax Mirror
Tax Mirror ("we," "us," or "our") provides property tax assessment analysis reports for informational purposes only. We are not a law firm, and we do not provide legal, tax, or appraisal advice. Use of this service does not create an attorney-client relationship.
2. Acceptance of Terms
By accessing tax-mirror.com or purchasing a report, you agree to these Terms of Service. If you do not agree, do not use this service.
3. Description of Service
Tax Mirror analyzes publicly available property assessment data from Montgomery County, Pennsylvania and generates informational reports that may include:
- Comparable sales analysis based on public county records
- Estimated fair market value based on nearby sales data
- A sample appeal letter template with placeholders for you to complete
- Filing instructions for the Montgomery County Board of Assessment Appeals (PVAB)
We do not:
- Provide legal advice or legal representation
- Guarantee any outcome before the PVAB or any other tribunal
- Appear on your behalf at any hearing
- Verify the accuracy of county records
4. Not Legal Advice
All reports, analysis, and content provided by Tax Mirror are for informational purposes only and do not constitute legal, tax, financial, or appraisal advice. The comparable sales methodology represents one reasonable approach; the Board of Assessment Appeals may weigh evidence differently.
You should consult a licensed Pennsylvania attorney or certified appraiser before making decisions based on our reports.
5. Payment and Pricing
- Reports are priced at $99 USD per property analysis.
- Payment is processed securely through Stripe.
- All prices are in US dollars.
6. Refund Policy
- Full refund: Available within 7 days of purchase if your PDF report has not yet been delivered.
- No refund: Once your PDF appeal package has been emailed to you, no refunds will be issued.
- Analysis not available: If we are unable to generate a report for your property (e.g., insufficient comparable sales data), you will receive a full refund automatically.

7. Accuracy of Data
Our reports are based on publicly available data from Montgomery County iasWorld and the Pennsylvania State Tax Equalization Board (STEB). We make reasonable efforts to ensure accuracy but cannot guarantee that public records are complete, current, or error-free. You are responsible for verifying all information before filing an appeal.
8. Limitation of Liability
To the maximum extent permitted by applicable law, Tax Mirror shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to lost savings, lost revenue, or costs of legal proceedings, arising from your use of this service or reliance on any report.
Our total liability to you for any claim arising from use of this service shall not exceed the amount you paid for the report giving rise to the claim.
9. Intellectual Property
All reports generated by Tax Mirror are licensed to you for personal use only. You may not resell, redistribute, or publish our reports without written permission.
10. Geographic Limitation
This service currently supports residential properties in the following municipalities in Montgomery County, Pennsylvania only:
Lower Merion, Abington, Cheltenham, Norristown, Pottstown, Upper Merion, Horsham, Plymouth.
Use of this service for properties outside these areas is not supported.
11. Governing Law
These Terms shall be governed by and construed in accordance with the laws of the Commonwealth of Pennsylvania, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Montgomery County, Pennsylvania.
12. Changes to Terms
We reserve the right to update these Terms at any time. Continued use of the service after changes constitutes acceptance of the new Terms.
